My passion is helping my clients with their homeownership aspirations.

I have two decades of experience within property, sales and mortgages with almost a decade working as a Mortgage Broker; I’ve worked with many first time buyers, home movers and clients just reviewing the market and looking for a better mortgage deal.

I pride myself on doing the right thing for my clients and being honest, so if any deal you have found works out more favourable for you, I will be straight and tell you.

How Many Mortgage Lenders?

Pretty much all of them.

In the UK we have banks, building societies and privately funded mortgage lenders.

We have access to more than 90 via The Right Broker.

Each of mortgage lender then has a selection of rates or mortgage deals available for different loan to values; some with fees, some with financial incentives like a free valuation or even cash back. Some deals may only be available for specific clients like professionals or first time buyers. A few might only be available via a broker.

The truth is, if it was as easy as just picking the lowest mortgage rate, advisers like me wouldn’t exist. My role involves sifting through applicant and property criteria/restrictions, calculators and our broker souring system then matching you to the right mortgage for you.

By using an experienced mortgage broker like myself, not only are you likely to save time and money on your purchase or remortgage, but you will avoid multiple mortgage applications in comparison to doing it yourself.

It’s all about doing it correctly and efficiently.

But Amelia, how do you get paid?

Not all brokers will tell you this, but because we do so much of the work and take responsibility for the application from a compliance perspective, the banks benefit financially from using a mortgage adviser. So, yes brokers do get paid a small cut of the loan after completion. The exact amount should be disclosed by your mortgage broker before you decide to proceed with a full application.

As I said, I never charge for an initial consultation.

However finding the right mortgage for your circumstances and needs, conducting research, checking documents and submitting the mortgage can involve a fair amount of work on my end, especially if the mortgage is complicated or specialist, so I do have a fee scale.

My arrangement fee scale, should you decide to process with a full application is one of three amounts; £0, £99 or £199 payable on completion. A typical fee is £99 payable on completion. I don’t charge for arranging insurance.

With me, I will always try to be fair and honest, telling you the costs as early as possible which is usually on the first call or in some circumstances after I have reviewed your documents. You can then decide if you wish to proceed. Once I know the lender and mortgage deal, I will outline the costs of the mortgage with an illustration and make sure you understand the pros and cons of the mortgage before I make a full mortgage application.

Technically, you could ghost me after our first call or even cancel your application all together and I wouldn’t charge you. I have no issues if you change your mind. Of course, any fees that are payable direct the lender, might not be refundable.

I arrange all types of mortgages in the UK, predominately for clients in England and Wales. With me being fully remote, area isn’t an issue. It really doesn’t matter if you you’re in Thirsk or Flint.

But of course, like anyone I’m more familiar with my local stomping ground;
